Before you begin
What you will need to apply.
Having these ready makes the application quick. Uploads can be PDF, JPG or PNG files.
Government photo ID
A driver license, passport or state ID for each applicant. Upload a PDF, JPG or PNG.
Proof of income
Your two most recent pay stubs, an offer letter, or last year's tax return.
Residence history
Your current address and landlord contact, plus your previous address if you have lived at your current one for less than three years.
Employment details
Current employer, position, start date and a supervisor or HR phone number.
Co-applicants
The name, email and phone for anyone 18 or older who will live with you. Each adult may be asked to complete screening.
Emergency contact
The name, phone number and relationship of someone we can reach in an emergency.
Pets and vehicles
Basic details about any pets and vehicles, such as type and license plate.
Your electronic signature
You will review the screening authorization and sign by typing your full legal name.
Screening criteria
Fair, consistent and in writing.
Our screening criteria are applied the same way to every applicant for every home. Here is what we review.
- IdentityVerified from the photo ID you provide.
- Income and employmentVerified from your documents and, with your permission, your employer. Income from all lawful sources, including housing assistance and rent subsidies, is considered.
- Rental historyReferences from current and previous landlords, and eviction history.
- CreditA consumer credit report, obtained with your written authorization.
- Criminal history, only after a conditional offerConsistent with the New Jersey Fair Chance in Housing Act, we do not ask about criminal history on the application. A limited check may be run only after a conditional offer, as that Act allows.

Any application fee is shown before you submit. You will not be charged without seeing the amount first.

After you apply
What happens next.
Submit and receive a receipt
You will see a confirmation on screen and receive a receipt by email.
Screening and verification
We verify the information provided and contact references. We may reach out if anything needs clarification.
A decision, in writing
We notify you of our decision by email. If approved, we explain the next steps and any move in funds due.
Sign your lease online
Review your lease and required New Jersey disclosures, then sign electronically in Tenant Access.
